Credit scores greater than 680 is considered good credit. 750 and higher is considered excellent credit.<\/p>\n<ul>\n<li>Excellent: &gt; 750<\/li>\n<li>Good: 680 &#8211; 750<\/li>\n<li>Fair: 600 &#8211; If you had any one of these in your credit history in the past 2 years, it\u2019s considered Bad Credit no matter what your credit score is:<\/p>\n<ul>\n<li>Collections<\/li>\n<li>Consumer Proposal<\/li>\n<li>Bankruptcy<\/li>\n<\/ul>\n<br>\n<p><b>**Collection**<\/b> is when you have an account that\u2019s 90 days over due, whether it\u2019s a credit card, a phone bill, or a car loan, and the vendor decided to send your file to a collections agency. A collection is going to really hurt your credit and it typically stays on your record for 7 years or longer.<\/p>\n<p><b>**Consumer Proposal**<\/b> is when you work with a credit agency to forgive part or all of your liabilities. It is more severe than a collection, because it typically includes writing off or reducing the amount due for more than one debt.<\/p>\n<p><b>**Bankruptcy**<\/b> is the more &#8216;severe&#8217; of the three, where you ask for relief on all of your debt. You may need to sell all of your assets to pay off your creditors in exchange for a fresh start with your personal finances.<\/p>\n<p>FYI &#8212; mortgages CAN NOT be included in bankruptcy. Many who filed bankruptcy need to get rid of all of their debt, but will still need to make mortgage payments.<\/p>\n<p>If you are in an <em><span style=\"text-decoration: underline;\">active<\/span><\/em> Collection, Consumer Proposal, or Bankruptcy, you will not be able to get a mortgage until you pay them off, or get discharged.<\/p>\n<p>If you currently own your own home and there\u2019s equity, it\u2019s a good idea to <a href=\"https:\/\/www.effortlessmortgage.ca\/refinance-mortgage.php\" target=\"_blank\" rel=\"noopener\">take out that equity<\/a> to pay off the collections items, or consumer proposal.<\/p>\n<p>The sooner you settle it, the less interest these liabilities will accumulate, the sooner you can get back on track.<\/p>\n<p>If you do not currently own your own home and you are in an active Collection, Consumer Proposal or Bankruptcy, your best and only option is to try to pay it off and get discharged as soon as possible.<\/p>\n<p><b>Our Advice: <\/b>Please ensure you have confirmed with your Creditor or Trustee that you are discharged. We had a client who paid off a Consumer Proposal 10 years ago, but the formal records was never updated, so he was never properly discharged from the Consumer proposal based on his credit report. It caused him a whole lot of issue when applying for a mortgage, and he ended up having to wait for 2 more years before he could get approved. Just a tale of caution.<\/p>\n<p>Now we talked about that you won\u2019t be able to get a Mortgage while you are still in a Collection, Consumer Proposal or Bankruptcy.<\/p>\n<p>How about after you pay them off?\u00a0 Let&#8217;s keep reading&#8230;<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-2b6cd96 elementor-widget elementor-widget-heading\" data-id=\"2b6cd96\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h3 class=\"elementor-heading-title elementor-size-default\">Can You Get a Mortgage After a Consumer Proposal or Bankruptcy?<\/h3>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8dc411b elementor-widget elementor-widget-text-editor\" data-id=\"8dc411b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>The answer is yes, but it all depends on your down payment or home equity.<\/p>\n<p>If you are looking to refinance your existing mortgage or take out a Home Equity Line of credit from, you will be able to borrow up to 80% of your home value right away. It is subject to the location and condition of your home, and your income as always.<\/p>\n<p>If you are looking to purchase a new house and have less than 20% down payment, you will need to wait for 2 years and re-establish 2 new credit records (credit cards, personal loans, etc.). We call it the 2 plus 2 principle.<\/p>\n<p>However, it\u2019s really important to present your story. Many of them lend out tens of billions of dollars of mortgages each year to borrowers who have credit challenges. B Lenders do not have a minimum credit score per se. They tend to lend in Urban Areas for up to 80% of the property value.<\/span><\/p>\n<p>B Lender Mortgage Rates are slightly higher than Bank Lenders. It\u2019s usually about 1% higher.
